NOVEMBER 17, 2009
BOND UPDATE: CENTER BUILDING CLASSROOM

The classroom is completed and is curtly being used by students. AV equipment is being reviewed for the classroom and should be order within the next two weeks. The staff bathroom is still under construction and is expected to be complete by the end of the week. An air balance check of HVAC system for the area is currently under review as minor issues of air balance were reported and require correction. Work to correct the balance of air flow in the classroom is expected to begin soon, and will not cause disruptions to classroom activities. The result of the necessary repair will make a more comfortable environment for students and staff who occupy the location.

BOND UPDATE: CENTER BUILDING FIRST FLOOR CLASSROOM

Center building classroom addition is complete. The podium was installed under the deferred maintenance work this summer and the AV equipment is expected to be ordered this month. This classroom is one of the first classrooms that are currently under construction for the new access control system. Currently, the doors will lock automatically in the evening time and reopen for classes first thing in the morning. This system is one of many installed to protect the new smart classroom equipment that will be installed in the spring.

PROJECT 445 ELEVATOR MODERNIZATION
Work on elevator nearing completion with inspections scheduled for the week of September 7. Alternative access to the Titan Store is being provided on the south elevator. Contact Brian McMurray, 463-5829.

PROJECT 448 KEYLESS ACCESS
Work continues on the keyless access project. The first system to be installed and commissioned will be the proximity card system associated with the Center building north elevator replacement. The proximity card will allow access to the bookstore storage area on the first floor. The elevator should be inspected next week with turnover to the college soon thereafter. The next buildings to be commissioned include buildings 7, 9, 12 and the child care buildings (interior cameras only). Contact Dave Smith, 463-3433.

PROJECT 449 ASBESTOS ABATEMENT
Abatement work for the tunnel system has been completed. The remaining mechanical room in the Center building is scheduled to be completed September 5-6. Deferred Maintenance crews will start back up in late September installing new insulation in the tunnels and mechanical rooms around campus. Contact Mark Richardson, 463-3426.

PROJECT 451 UTILITY SUBMETERING
Meter installations completed this week: water in buildings 41, 49, and Center; natural gas in buildings 44, 49 and Center; electric in buildings 10, 12, 13, 15, 16, 17, 41 and Center. Main isolation valve replacements this week: domestic cold water in buildings 12, 15, 16, 17, and Center. Contact Angela Fazio, 463-3428.

PROJECT 453 SEWER PIPE REPLACEMENT
The broken pipe in Lagoon #2 is repaired and S2 mechanical is waiting for a valve that has been ordered to complete the project. The gate valve is scheduled to be replaced September 4. Both grease traps have been put into place in the Center building kitchen but additional parts were needed to complete the installation. The installation is expected to be completed by September 4 after the additional parts arrive. Contact Mark Richardson, 463-3426.

PROJECT 456 & 457 CLASSROOM UPGRADES
Classroom upgrades are on schedule to be completed by the fall term. This week, the project coordinator is going to start completing a walkthrough of the classrooms with the department personnel and others to get ready for the reopening of the classrooms in several buildings. LCC staff is currently working on installing the AV electronics but is not expected to have all smart classrooms completed by the start of fall tem. The focus for the LCC staff is to have some rooms in Center building and building 19 completed by fall term. Contact Mark Richardson, 463-3426.

PROJECT 447 CARPET REPLACEMENT/FLOOR COVERING
Carpet replacement has been completed in the Center building classrooms. Installation efforts are now being redirected to building 19 where crews are going to start removing the old carpet in the hallways and lobby area. The carpet removal will be done after 5 p.m. and new carpet installation will be the following day. Contact Mark Richardson, 463-3426.

PROJECT 448 KEYLESS ACCESS
Work continues on the keyless access project. The first system to be installed and commissioned will be the Proximity Card system associated with the Center building north elevator replacement. PROJECT 449 ASBESTOS ABATEMENT
Abatement in the tunnels will be completed on Wednesday, August 26. Two mechanical rooms are left to be completed. In order to complete abatement in the Center building mechanical room, the air system is scheduled to be shut down for the building September 5 and 6. If an additional day is required, the air system will also be shut down on September 13. Contact Mark Richardson, 463-3426.

PROJECT 456 & 457 CLASSROOM UPGRADES
Crews are currently working to completed classrooms in the Center building and Building 19. Classrooms 453, 455, 456, 429, and 431 will be painted this week and are the last rooms in the Center building that will be painted. The classrooms are running a tight schedule but the rooms are expected to be completed by the fall term. Contact Mark Richardson, 463-3426.

BOND UPDATE: CENTER BUILDING REROOF
Center Building re-roof project is on schedule and is expected to be completed by mid-September. The metal roofing for the top of the building is on site and installation scheduled for around August 20. Occupants on the Center fourth floor might experience an odor from the hot glue system being used. Contact Mark Richardson, 3426.

PROJECT 446 EXTERIOR LIGHTING
Christenson Electric continued to place path lighting fixtures (pole mounted and bollard) along egress paths around campus especially around Bristow Square. Parking lot fixtures are expected to be received in September and installed by the start of fall term. Contact Dave Smith, 463-3433.

PROJECT 445 CENTER BUILDING NORTH ELEVATOR MODERNIZATION
Work is expected to be complete on the north elevator by the end of this month. Alternative access to the TitanStore is being provided on the south elevator. Contact Brian McMurray, 463-5829.

PROJECT 451 UTILITY SUBMETERING
EMK has been working aggressively on installing gas and water meters on campus. Most of the irrigation meters and some meters in the tunnel have been installed. Due to late material shipments, the shutdown schedule for buildings 1, 2 and the Center building will be revised. A modified schedule will be sent later this week. Contact Mark Richardson, 463-3426.

CENTER RE-ROOF
Umpqua Roofing has a crane scheduled for Friday August 14 from 7:00 am to 3:00 pm. Access will be restricted in some areas inside the Center building during the crane activity. The walkways and lower road located at the South/east side of the Center building will be closed to all traffic with limited access to FM and DM staff. Contact Mark Richardson, 463-3426.

PROJECT 445 CENTER BUILDING NORTH ELEVATOR MODERNIZATION

Work continues on the north elevator modernization. New car doors and hoistway doors have been installed. Work will begin on car and hall call-panels this week. Alternative access to the bookstore is being provided on the south elevator. Contact Brian McMurray, 463-5829.

PROJECT 447 CARPET REPLACEMENT/FLOOR COVERING
New flooring for building 12 classrooms and offices is now complete. Carpet was installed Monday, July 27 in Center fourth floor classrooms 416, 426 and 432. Contact Mark Richardson, 463-3426.

PROJECT 451 UTILITY SUBMETERING
EMK is currently working on installing irrigation meters throughout the campus. On August 7, water and gas services will be shut off. for Buildings 3, 9, 15, and 16. Power will be shut down on August 7 from 7:00 a.m. – 7:00 p.m. in Buildings 1, 2 and Center. Contact Mark Richardson, 463-3426.

PROJECT 453 SEWER PIPE REPLACEMENT
The sewer pipe replacement in the lagoon is schedule to start within the next two weeks. Grease trap installation will start this week and is expected to last two to three weeks. Deferred maintenance staff will place warning notices at locations affected by installation. Installation of grease traps is not expected to interrupt kitchen service. PROJECT 457 SMART CLASSROOM INFRASTRUCTURE
Several of the classroom projects are almost ready for the electronic installations, finalizing the smart classroom upgrades. The first shipment of podiums will be installed in buildings 6, 12, 16, and the Center building. Another shipment is expected the week of August 3. Contact Mark Richardson, 463-3426.

CENTER BUILDING RE-ROOF
Umpqua Roofing is currently installing the new single ply roofing on the top of the Center building. Installation of the material requires the roofing company to use glue that is sprayed on the existing roof surface. This material is going to give off a strong odor that might be detected on the Center fourth floor. Crane activities are scheduled to continue every Friday through the month of August. July 21, 2009
CENTER BUILDING ROOF
Beginning Friday, July 17 and for the next several Fridays, materials will be lifted onto the top of the Center building by a crane that is set up at the southeast corner of the building on the first floor level. During crane activities access to the upper walkways around the Center building will be limited and controlled by the Facilities staff. The lower access road will be blocked off to thru traffic to allow the crane to rig and lift loads safely. Selected office locations on the southeast side of the Center building will have to be vacated when the crane is loading materials overhead. A member of the Facilities staff will be assist in asking staff to not occupy this area while materials are being lifted. If a staff member is occupying this area during crane activities, they should expect to be asked to leave for short periods of time and this may occur often. CENTER BUILDING CLASSROOM REMODEL
Bids from contractors to do this work were received and were below estimated amount. A purchase order is being prepared and work should start thereafter. Contact Bob Mention, 463-5747.

PROJECT 447 CARPET REPLACEMENT/FLOOR COVERING

Carpet and linoleum installation in four classrooms in building 12 is expected to be completed the week of July 20. Next, carpet will be installed in classrooms on the Center fourth floor. Carpet replacement is also scheduled for building 6 rooms 140 and 126 the week of July 27. Beginning the second week of August, another large shipment of carpet will be delivered for buildings 19, 3, and 15 and Florence. Contact Mark Richardson, 463-3426.

PROJECT 453 SEWER PIPE REPLACEMENT
EMK will be installing the grease traps in the kitchen area of the Center building starting July 28. This work will be done after regular business hours and no impact on classes or other scheduled activities is expected. Other arrangements will be made for the work if the contractor expects problems that will take that area out of service. Contact Mark Richardson, 463-3426.

PROJECT 456 CLASSROOM UPGRADES
Currently 26 classrooms are being upgraded to smart classrooms with more starting August 1. Third Generation Painting has completed many of the classrooms and will start painting walls in buildings 8 and 9. Deferred maintenance crews will be patching concrete floors and walls in building 8 rooms 110 and 122 and patching walls and running electrical in Center building rooms 416, 427 and 432. Rooms that have been painted and will have podiums, whiteboards and new carpet installed over the next three weeks are Center building rooms 401, 402, 416, 423, 425, and 427, and building 16 rooms 126, 140, 161 and 271. Deferred maintenance crews will begin work on building 15 rooms 206 and 208 and building 19 rooms 109, 203 and 132 next. In the building 4 first floor classrooms, demolition is complete and deferred maintenance crews have been modifying the electrical system and installing new walls. The HVAC contractor will be on site laying out the new system for the classrooms and modifying the existing system starting the week of July 20. CENTER BUILDING RE-ROOF

The project is on schedule to be completed by end of summer. A large crane will be located near the Center Building and will be used to load and unload roofing materials onto the Center roof. CENTER BUILDING SE CLASSROOM REMODEL
Asbestos abatement and demolition of existing rooms is underway. Quotes from contractors to remodel the area will be submitted next week. Contact Bob Mention, 463-5747.

Carpet replacement for Building 12 upper floor classrooms and offices is scheduled to start on July 13 and complete about July 27. PROJECT 447 CARPET REPLACEMENT

Carpet replacement for Building 12 is scheduled to start on July 13, 2009 and is expected to take about two weeks to complete the upper floor offices and classrooms. The carpet contractor has measured for carpet replacement at the Florence campus and Building 19 so they can be added to the list of areas that need new carpet. The next shipment of carpet is schedule to arrive on site the third week of July and is scheduled to be installed in some of the classrooms in Center and Building 16. The large order of carpet is expected to arrive the first week of August and that order is for the remaining smart classrooms. Contact Mark Richardson at 463-3426.

PROJECT 449 ASBESTOS ABATEMENT
Pacific Environmental has now completed 80% of the tunnel work along with other various locations in other buildings. Building 4 abatement activities took place this week and have been completed allowing construction to continue in that area. On Friday, July 10, 2009 Pacific Environmental will be working on removing the asbestos materials from each of the boiler rooms on campus. Every Friday from July 10, 2009 forward, the HVAC units will be turned off at different locations for abatement activities. Most all areas can be completed in one day. Center is scheduled to take two or three days and will be completed over a weekend when the campus is closed. Contact Mark Richardson at 463-3426.

PROJECT 453 SEWER PIPE REPLACEMENTS/GREASE TRAP INSTALLATIONS
The grease traps have been ordered and installation is expected to start the week of July 20, 2009. Individual grease traps will be installed in the kitchen area where needed to avoid clogging the drains with grease. The grease traps will be easy to clean by the Facilities staff making down time very minimal at each location. Contact Mark Richardson at 463-3426.

PROJECT 456 CLASSROOM UPGRADES
Deferred maintenance staff is working hard to make sure all the classrooms on the deferred list are completed by the fall term. Currently there are nineteen classrooms being upgraded to smart classrooms with more to start soon. The classrooms when finished will have new paint, carpet, podiums, and new lighting in most locations. Building 16 classrooms 161 and 271 are scheduled to be painted in the next couple of weeks. Currently, Building 12 classrooms 119a, 117, 214 and 216 have been painted and are ready for flooring on July 6. Center classrooms 401, 402, 423, and 425 are currently being painted and are expected to be completed on Friday July 3. The sample podium placed in Building 16 Room 271 will be removed on July 2, 2009. This podium model is expected to go into production July 6, 2009. The first ten podiums are expected to be completed the week of July 20, 2009. A large order of carpet is expected to be shipped next week from the factory and should arrive on site the same week the first group of podiums is being installed. The classrooms will get new carpet as the shipments arrive and will be determined by availability all of the rooms expected to be completed by September 1, 2009. Contact Mark Richardson at 463-3426.

BOND PROJECT CENTER BUILDING ROOFING PROJECT
Umpqua Roofing was awarded the roofing contract on June 15 and is expected to start construction activities on July 20. Material for the roofing project is expected to show up on site and will be loaded on the roof using a large crane on the southwest corner of the Center building. The only day of the week cranes might be loading materials would be on Fridays so students and staff will not be affected. Contact Mark Richardson, 463-3426.

PROJECT 445 CENTER BUILDING NORTH ELEVATOR MODERNIZATION
Reminder: North elevator will be shut down for the summer starting June 29. NW Elevator continues to assemble parts and equipment for the elevator upgrade. Those items will begin arriving on campus the week of June 22 and modernization work on the elevator will begin June 29. Alternative access to Bookstore will be provided. PROJECT 453 SEWER PIPE REPLACEMENTS
A design meeting was held on June 15 to discuss the location and sizes of the new grease traps for the Center kitchen. The new design should be completed by Monday June 22 and will enable LCC to move forward with ordering the appropriate sizes to avoid problems with the drain system in the future. PROJECT 456 CLASSROOM UPGRADES
Upgrades will start in Center 401, 402, 423, and 425 this week. Students and staff will begin to see sections of scaffolding setup in various locations around the stairs to the B ookstore around June 23. This scaffolding is for access to run the wires for the new upgrades and is expected to be in place only two days. Contact Mark Richardson, 463-3426.

BOND UPDATE

Building 2 and Performance Hall elevator project starts with a kick-off meeting with the architect June 18. This meeting has to do with the "mechanics" of the project. PUG members will not be needed at this meeting. Performance Hall seats have been ordered and the architect working on drawings for ADA platforms. Center building re-roof project is scheduled to start this week. Asbestos abatement work scheduled to be done this week in the Center first floor classroom project. New siding is scheduled to be purchased this week for the Florence project. Thirty-five design firms requested copies of the request for proposals for the Track and Soccer Bowl upgrades project. A pre-proposal conference scheduled for Wednesday, June 17 and proposals are due June 24. The architect for the remodel of room 19/270 for Foundation offices is planning to go out for bids by the end of June. Space assignment request is being prepared for the renewable energy project. Bond project manager hire committee has made a recommendation and reference checks will be done as soon as time permits. Contact Bob Mention, 463-5747.

BOND UPDATE

An agreement between the college and architect is expected to be completed this week for the building 2 remodel and Performance Hall elevator project. Bids for the Performance Hall replacement seats came in under budget and the lowest bid was the preferred seat. Work on the Center building re-roof project is expected to begin after spring term finals. Center building first floor classroom project demolition of existing rooms will be done by college workers starting June 15. Architects are continuing work on the Florence Center and the bond office has requested a conditional use permit from the city of Florence. Request For Proposals from landscape architects and/or architects in connection with design services for the Track & Soccer Bowl Upgrades project will be distributed early this week. Deadline for submittal of proposals is June 24. Design work is continuing for the remodel of building 19 room 270 for Foundation offices. A space assignment request is being prepared for two photo-voltaic arrays for the renewable energy project. The arrays are proposed to feed energy into the campus grid and electric car charging stations. A grant from EWEB will help fund this project. BOND UPDATE

The Owner-Architect Agreement for design of Building 2 & Performance Hall elevator remodels is expected to be completed this week and Project User Group (PUG) meetings will be scheduled for the following week. Bids to reroof the Center building were opened and the low bid was below estimate. A PUG will review the schematic drawing of remodel of building 19, room 270 to accommodate the Foundation. A PUG will review a schematic drawing of Center building first floor classroom this week. The Bond Management office is scheduled to begin preparing a Request for Proposals (RFP) for design services in connection with the Track & Soccer bowl improvements. A request for quotes from theater seat manufacturers has gone out and the deadline to receive quotes is Wednesday, June 3. Architectural work on the Florence Center is continuing. GREASE INTERCEPTOR FOR THE CENTER BUILDING KITCHEN
A grease interceptor is needed to catch the grease that would flow to the waste water treatment facility.  Grease adversely affects the operations of the waste water treatment facility by sticking to the biological colonies, resulting in reduced efficiencies of waste break down.  EMK mechanical contractors is completing a physical survey of the kitchen waste piping in the basement. There will not be any disruption of service until sometime during the Summer Break.  All shut-downs will be scheduled in advance with all of those potentially affected.

BOND UPDATE

Florence Center design work is going forward on two options for the biology lab and specifications are being prepared for the new siding, roof insulation and finish roof. Quotes will be solicited for the Performance Hall seating and the board of education awarded the contract for the elevator upgrade to Solarc Architecture and Engineering. Solarc will also do the elevator upgrade for building 2. The Center building re-roof bids for construction are due May 27 with work scheduled for the summer. A Project User Group will be formed for the Track & Soccer Bowl Improvements project so a scope of work statement can be prepared and the design team selection process can begin. Bob Mention, 5747.

Design work is progressing on the Florence Center, Performance Hall seat replacement and Center building first floor classroom projects. The Board of Education is expected to name an architect for the remodel of the Business building and for installing an elevator in the Performance Hall at a special meeting on May 20. -Florence Center: Project orientation and mobilization is occurring for siding and the classroom addition.

CENTER NORTH ELEVATOR TO BE CLOSED MONDAY, MAY 4, 6:00 A.M. to 9:00 A.M.
The Center building north elevator will be shut down from 6:00 a.m. to approximately 9:00 a.m. Monday, May 4. The elevator in the south end of the Center building on the first floor can be used to access the fourth floor. The elevator at Building 17 (Forum) can be used to access the Center second floor.  The shut-down is to allow Northwest Elevator Company to prepare for work to upgrade the elevator this summer as part of the Deferred Maintenance Stimulus.  Contact: Brian McMurray, project coordinator, at 5829 or Facilities at 5216.

ARCHITECT BEGINS WORK ON FLORENCE, THEATER, AND CLASSROOM PROJECTS

David Amundson, a local architect, was hired as a bond project coordinator and began work April 28. He will start with the Florence Center, Performance Hall seat replacement, and Center building classroom projects. He will meet with the respective project user groups (PUGs) this week.
The architect selection process for the Business building and Performance Hall remodel projects continues.
The design of the Center building classroom continues.
