PROJECT 448 KEYLESS ACCESS
The contractor, Allied Fire & Security, is currently installing electronics on building 19. Door hardware is expected to be received soon for buildings 5 and 6. After work is completed in 5 and 6, the next buildings are buildings 16, 19, Center. Hardware installations for Buildings 4, 8, 9, 12, 13, and 15 have been completed to date, though some procedural and hardware/electronic issues still remain on these buildings. The remainder of the buildings will be commissioned through winter and spring terms. Four CCTV cameras were installed on Facilities, building 7, as part of a camera evaluation. The results of the test will help us arrive at a decision as to the most appropriate cameras to install as part of the Keyless Access project. Contact Dave Smith, 541-463-3433.

The deferred maintenance crew continues work installing new insulation onto the chilled and hot water lines in the tunnel system and mechanical rooms. Contact Angela Fazio, 541-463-3428.

PROJECT 450 FIRE ALARM/MASS COMMUNICATION SYSTEM
The fire alarm contractor, SecureCom, finished with installing the main fire alarm system upgrade at the Florence center and has passed inspection. On the Eugene main campus, fire alarm testing was completed over the winter break in the presence of the Oregon deputy state fire marshal. All systems passed. There is some additional work on two systems that will require testing at a later date. All buildings are currently protected, and will continue to be, by existing fire alarm systems. PROJECT 451 UTILITY SUBMETERING
Final mechanical inspections are complete; final electrical inspections still to be conducted upon resolution of an Underwriter Laboratory (UL) certification of monitoring devices. PROJECT 458 AMTF IMPROVEMENTS
Aviation Maintenance Technician program paint booth erection complete. Booth airflow does not meet specifications; Rohner to address this issue. Final electrical inspection did not pass because of the need for an additional service disconnect for MAU. Results for the final plumbing inspection are forthcoming. PROJECT 446 EXTERIOR LIGHTING
The installation of fixtures in the parking lots is almost complete. The fixtures have been replaced in all but two locations in parking Lot M and one location in B. This latter location is obscured by tree branches, making it inaccessible. Electricians will relocate the previously placed fixture pole at a later date. Contact Dave Smith, 541-463-3433.

PROJECT 448 KEYLESS ACCESS
The contractor, Allied Fire & Security, is currently installing roughing in for door hardware on buildings 1 and 19. Door hardware is expected to be received soon for buildings 5 and 6. After work is completed in 5 and 6, the next buildings are buildings 16, 19, Center. Hardware installations for buildings 4, 8, 9, 12, 13, and 15 have been completed to date, though some procedural and hardware/electronic issues still remain on these buildings. The remainder of the buildings will be commissioned through winter and spring terms. Project coordination from FMP met with the deferred maintenance leadership team members this week to discuss progress on the project and departmental concerns experienced to date. A decision from the Executive Team is anticipated on keyless access cards that will move the project forward. PROJECT 449 ASBESTOS ABATEMENT
The deferred maintenance crew is working on installing new insulation onto the chilled and hot water lines in the tunnel system between buildings 2, 4 and in the mechanical room of building 3. The fire alarm contractor, SecureCom, finished with installing the main fire alarm system upgrade at the Florence center. The Florence classroom addition fire alarm system was installed, tested, and approved by the fire marshal for use. On the Eugene main campus, fire alarm testing was completed over the winter break in the presence of the Oregon deputy state fire marshal. All systems passed. There is some additional work on two systems that will require testing at a later date. All buildings are currently protected, and will continue to be, by existing fire alarm systems. The remainder of the buildings will be commissioned through winter and spring terms. Project coordination from FMP met with ASA and Deferred Maintenance Leadership team members this week to discuss the issuance of access badges and departmental concerns related to the project to date. A decision from the Executive Team is expected that will resolve many of the departmental concerns, which will help in moving the project forward. PROJECT 449 ASBESTOS ABATEMENT
The deferred maintenance crew is working on installing new insulation onto the chilled and hot water lines in the tunnel system between buildings 4 and 7 and in the mechanical room 110 of building 6. PROJECT 450 FIRE ALARM/MASS COMMUNICATION SYSTEM
The fire alarm contractor, SecureCom, will finish installing the main fire alarm system upgrade at the Florence center during the week of January 25. The classroom addition fire alarm system has been completely installed, tested, and approved by the fire marshal for use. On the Eugene main campus, fire alarm testing was completed over the winter break in the presence of the Oregon deputy state fire marshal. All systems passed. There is some additional work on two systems that will require testing at a later date. All buildings are currently protected, and will continue to be, by existing fire alarm systems. PROJECT 447 CARPET REPLACEMENT AND FLOOR COVERING INSTALLATION

PROJECT 449 ASBESTOS ABATEMENT
The deferred maintenance crew is working on installing new PVC insulation covers for Victaulic fittings in tunnel system between buildings 4 and 7. Remaining tunnel work is 15 percent complete. PROJECT 450 FIRE ALARM/MASS COMMUNICATION SYSTEM
The fire alarm contractor, SecureCom, is nearly finished with installing the fire alarm system at the Florence center. The upgrade to the main system in Florence is almost finished, but the classroom addition fire alarm system has been completely installed, tested, and approved by the fire marshal for use. On the Eugene main campus, fire alarm testing was completed over the winter break in the presence of the Oregon deputy state fire marshal. All systems passed. There is some additional work on two systems that will require testing at a later date. The FMP electricians are substantially complete with the infrastructure wiring and conduit rough in. PROJECT 451 UTILITY SUBMETERING
Final mechanical inspections are complete; final electrical inspections will be conducted upon resolution of a third-party certification of monitoring devices. Replacement of hot water main valves was completed over winter break. This completes the replacement of all cold and hot water main isolation valves in the tunnels. PROJECT 452 ELECTRICAL UPGRADES
Fifty-five old and obsolete panels were identified as requiring replacement. Panels have been replaced in several buildings on campus. The last campus building in which panels were replaced is building 11. Panels were replaced during winter break on December 21, 22, and 23. This project is now complete. Building 19 carpet replacement in the second level hallway, 200K, is complete. Building 19 hard flooring replacement in the storage hallway, room 107, is scheduled for December 14-18. PROJECT 448 KEYLESS ACCESS
The contractor, Allied Fire & Security, is currently installing door hardware on buildings 7 and 11 and when finished the next buildings for hardware installations are buildings 13, Public Safety and 2, Business/IT. To date, installation of hardware on buildings 7, 8, 9, and 12 have been completed; though some procedural and hardware/electronic issues remain slowing the implementation of keyless access on these buildings. The remaining buildings will be commissioned through winter and spring terms. The keyless access user group is evaluating CCTV cameras for use on campus. SecureCom has transitioned to a day shift to install the remainder of the fire alarm systems on the campus. Pretesting has been done in two buildings. The final testing of the fire alarm systems will be conducted in the presence of the Oregon State Fire Marshall during the first week of winter break, December 14-18 to minimize impact of this work on faculty, staff, and students. If necessary, additional testing will occur during the week of December 29 or during spring term break. The FMP electricians are substantially complete with the infrastructure wiring and conduit rough-in. All buildings are currently protected, and will continue to be, by existing fire alarm systems. The rebar and concrete pour for the booth at the AMTF was completed, as planned, during the week of December 7. The contractor, Allied Fire & Security, is currently installing door hardware in Buildings 7, Campus Services and Building 11, Art. After work is completed in on buildings 7 and 11, the next buildings are 4 (first floor only); 13, Public Safety; and 2, Business/IT. Hardware installation on buildings 8, 9, and 12 is completed, though some procedural and hardware/electronic issues remain in the implementation of keyless access on these buildings. The remaining buildings will be commissioned through winter and spring terms. The keyless access user group is evaluating CCTV cameras for use on campus. A total of four vendors have been interviewed and a test will be conducted to compare output from each of the four cameras to determine the best camera or mix of cameras for use. PROJECT 458 AMTF IMPROVEMENTS
Final commissioning reports to be submitted for the building 12 paint booth. A building permit was received for the paint booth to be installed at the Aviation Maintenance RTS facility. Site mobilization and underground utility locates have been completed. Ordell will complete construction of the parts storage and housekeeping room inside, building 46 over the next two weeks. The contractor, Christenson Electric, has completed the placement of all path lighting fixtures. The installation of fixtures in the parking lots is nearly 100 percent complete. The fixtures have been replaced in all but one location in parking lot B. This location is obscured by tree branches such that it is inaccessible. The replacement fixtures for parking lot L have been received and were installed by the electrical contractor this last week. PROJECT 447 CARPET REPLACEMENT/FLOOR COVERING

PROJECT 450 EMERGENCY COMMUNICATION SYSTEM
The fire alarm contractor, SecureCom, has been contracted to replace the existing fire alarm system at the Florence campus with an updated system. The installation of the updated system will be completed before classes begin winter term. SecureCom will continue working an off shift for work that continues on Main campus in order to minimize impact of their work on the campus community. Testing of much of the fire alarm systems is delayed until the first week of winter break, Dec 15-20. If necessary, additional testing will occur during the week of Dec 22. PROJECT 446 EXTERIOR LIGHTING
The contractor, Christenson Electric, has completed the placement of all path lighting fixtures. The installation of fixtures in parking lots is nearly 100 percent complete. Six of the old fixtures in parking lot B will be replaced and the poles are relocated by LCC electricians during winter break. The replacement of a row of fixtures in parking lot L has been delayed as the wrong fixture was shipped by the manufacturer. They should be installed by the mid-November. Many of the parking lot fixtures have a dual light level feature, i.e. the lighting level automatically increases when a moving vehicle or pedestrian is sensed. The sensor reacts to changes in the infrared energy (moving heat) in the area and increases the light level to maximum light output for a preset duration. This results both in a longer LED life as well as decreased energy consumption. This phase of the project includes installation of all meters and start-up of electrical and heating water monitoring only. Installation of plumbing meters is complete and all but one of the 29 electrical meters have been in installed. Expect project completion by the end of October.

A second aspect of this project encompasses replacement of isolation valves on the main distribution system and to each building for domestic hot and cold water on main campus. As most of these valves were originally installed in the 1960s, replacement will greatly improve system reliability. PROJECT 446 EXTERIOR LIGHTING
The contractor, Christenson Electric, is finalizing the placement of path lighting fixtures (pole mounted and bollard) around building 3 and on the pathway south of building 12. The taller pole mounted fixtures provide general pathway lighting and bollards, the short three-foot high round fixtures, denote the exit paths from the campus interior to parking lots. Currently, lot fixtures are being installed in parking lot B by the LTD bus station. The installations of fixtures continue and will be nearly complete by the beginning of fall term. PROJECT 453 SEWER PIPE REPLACEMENT
The broken pipe in Lagoon #2 is repaired and S2 mechanical is waiting for a valve that has been ordered to complete the project. The gate valve is scheduled to be replaced September 4. Both grease traps have been put into place in the Center building kitchen but additional parts were needed to complete the installation. SUSTAINABILITY IN DEFERRED MAINTENANCE ROOFING PROJECTS
The Building 4 and 5 roofing projects include a significant improvement in roof insulation. Facilities estimates that this project will annually save 3,289 therms of natural gas and 96,296 kilowatt-hours of electricity, resulting in an annual decrease in energy costs of $8,336. Carpet replacement has been completed in the Center building classrooms. PROJECT 456 & 457 CLASSROOM UPGRADES
Classroom upgrades are on an accelerated schedule to have classrooms ready for fall term. Most of the rooms have been upgraded with freshly painted walls and new carpet and lighting. Seven new podiums per week are arriving and being stalled in classrooms by Information Technology staff. Building 4 classrooms are on a fast track schedule with six deferred maintenance staff working 50 hours a week to make sure the classrooms are completed. Wallboard will be installed August 14-21. PROJECT 446 EXTERIOR LIGHTING
Christensen Electric, the contractor for the exterior lighting replacement, has begun to install pathway lighting on the south side of the campus, west of building 16. The pathway lighting is designed to provide a relatively high level of light on the campus paths with pole mounted fixtures while providing a visual indication of egress paths via the bollard fixtures. PROJECT 449 ASBESTOS ABATEMENT
The abatement contractor is 90 percent complete with removing the material in the tunnel expected to contain asbestos. Abatement activities are scheduled to continue until the middle of September. Currently about half the buildings on the campus are scheduled to have the HVAC system shut down so Pacific Environmental can remove some suspicious materials that has been located in areas of the building. PROJECT 450 EMERGENCY COMMUNICATION SYSTEM

PROJECT 452 ELECTRICAL UPGRADES
Replacement of old and obsolete electrical panels by LCC deferred maintenance electricians is on hold while more time critical projects such as classroom upgrades are being completed. It is anticipated the panel replacements will resume during the shutdown August 22-23 and then again after the beginning of classes in September. An electrical transformer serving building 1 has been found to contain high levels of gases due to an internal arcing condition. It is of concern to campus Facilities personnel and every effort is being made to replace this transformer with a new unit during the August shutdown. Meetings will continue until all the campus buildings have been reviewed and requirements established. LCC deferred maintenance electricians have been replacing up to 43 obsolete and unsafe electrical panels at the main campus. Work will continue to replace 30 additional panels in Buildings 4, 5, 11, and 12 in future weeks through the summer. 65% of the backbone conduit and control panel boxes are installed, buildings 9, 24, 12 (except for the paint booth), and 13. Panel upgrades are on hold for now due to class room schedules. Building 7 is complete, Building 4 is 75% complete. Buildings 11 and 5 are on order and we may change them out on August 22nd and 23rd. PROJECT 454 BUILDINGS 4 AND 5 REROOF
Umpqua Roofing has completed the flat roof section of building 5 and Steadman Sheet Metal, a subcontractor to Umpqua Roofing, is completing the new metal roofing around the perimeter. Skylights for building 5 are expected to arrive the week of August 10. This activity is expected to be loud and dusty in that general area and installation will take 2 days. PROJECT 456 CLASSROOM UPGRADES
Deferred maintenance crews are installing the remaining white boards this week. Work in building 15 rooms 206 and 208 will be completed by August 28. Light fixtures are beginning to be installed in building 12. Painting is being done with low VOC paint and some classrooms might have odors for a few days after being painted. Carpet being installed in the classrooms is made of recycled materials and is installed without glue. In building 4, framing and rough-in electrical for the interior wall is complete and a section of floor will be filled with concrete on August 3. Sustainability in Deferred Maintenance Restroom Upgrades
Lane is working to incorporate sustainable practices into all of the deferred maintenance projects.  The restroom upgrades in Buildings 4, 5, and 6 involve replacing old toilets that used 3.5 gallons per flush with new auto-flushing dual flush toilets.  These toilets automatically flush either 1.1 gallons or 1.6 gallons.  The replacement of 45 toilets in these three buildings will result in approximately 130,000 gallons of water saved per year.  Saving water saves the college money and helps preserve habitat in and around the McKenzie River. 445 Stair and Handrail Renovations

Project 446 Exterior Lighting
Christensen Electric, the contractor for the exterior lighting replacement, is augering holes for the pathway pole and bollard bases this week. The excavating auger creates a four foot deep hole in which either a precast or a poured concrete base will be installed. Holes are filled immediately or plywood covers placed over them if left unfilled overnight. They are working closely with LCC Groundskeeping to ensure that there is minimal damage to landscaping. SUSTAINABILITY UPDATE - SOLAR THERMAL PROJECT
A multiple-building solar thermal project is currently in the design phase. This is a unique and innovative project that includes funding from the Health and Wellness Building, Deferred Maintenance, and the Bond. The project involves installing solar thermal panels on the new Health and Wellness Building. These panels will heat water that will be used in the Laundry, the Health and Wellness Building, and Building 5. Since hot water needs and production can vary from day to day and term to term, any excess hot water produced by the panels will feed into the college's central heating system. PROJECT 445 STAIR AND HANDRAIL RENOVATIONS
Remaining concrete steps in parking lot ‘L’ will be poured this week. Installation of handrails remains. Long set of steps leading from ‘L’ to building 19 have been removed and new steps are scheduled to be poured on July 27. PROJECT 445 CENTER BUILDING NORTH ELEVATOR MODERNIZATION

PROJECT 446 EXTERIOR LIGHTING
Christensen Electric, the contractor for the exterior lighting replacement, is excavating the pathway pole and bollard bases this week. The excavating auger will create a 3 to 5 foot deep hole in which either a precast or a poured concrete base will be installed. Holes will be filled immediately or plywood covers placed over them if left unfilled overnight. The contractor is working closely with LCC grounds staff to ensure minimal damage to landscaping. PROJECT 447 CARPET REPLACEMENT/FLOOR COVERING
Carpet and linoleum installation in four classrooms in building 12 is expected to be completed the week of July 20. Next, carpet will be installed in classrooms on the Center fourth floor. Carpet replacement is also scheduled for building 6 rooms 140 and 126 the week of July 27. PROJECT 449 ASBESTOS ABATEMENT
Pacific Environmental is scheduled to complete work in the last section of tunnel by July 28. Asbestos removal in the boiler room of building 11 is completed and work started Friday, July 17 in buildings 17, 15 and 12. Abatement crews are scheduled to start July 20 to remove the ceiling area around the old paint booth in building 12 to clear the path for installation of the new paint booth. PROJECT 450 EMERGENCY COMMUNICATION SYSTEM
SecureCom, the fire alarm contractor, is installing new speakers, annunciators and wiring for the upgraded fire alarm systems. This project will include public address speakers in most spaces for the mass communication system. PROJECT 451 UTILITY SUBMETERING

PROJECT 452 ELECTRICAL UPGRADES
LCC deferred maintenance electricians continue to replace up to 43 obsolete and unsafe electrical panels at the main campus including 30 additional panels in buildings 4, 5, 11, and 12 during the summer. The piping for the renewable energy project was insulated which concludes the first phase of the project. PROJECT 453 SEWER PIPE REPLACEMENT
EMK will be installing the grease traps in the kitchen area of the Center building starting July 28. This work will be done after regular business hours and no impact on classes or other scheduled activities is expected. PROJECT 454 BUILDING 4 and 5 REROOF
Umpqua Roofing has completed removing the old roofing materials and should complete installation of single ply roofing over the gymnasium by Wednesday, July 22. Stedman Sheet Metal is currently installing new metal roofing on the east side and tower of building 5 and should complete work in two weeks. The scaffolding currently in place on the south side of building 5 will remain in place for safe access to install new metal roofing along the south side of the building. PROJECT 456 CLASSROOM UPGRADES
Currently 26 classrooms are being upgraded to smart classrooms with more starting August 1. Third Generation Painting has completed many of the classrooms and will start painting walls in buildings 8 and 9. Deferred maintenance crews will be patching concrete floors and walls in building 8 rooms 110 and 122 and patching walls and running electrical in Center building rooms 416, 427 and 432. Rooms that have been painted and will have podiums, whiteboards and new carpet installed over the next three weeks are Center building rooms 401, 402, 416, 423, 425, and 427, and building 16 rooms 126, 140, 161 and 271. Deferred maintenance crews will begin work on building 15 rooms 206 and 208 and building 19 rooms 109, 203 and 132 next. In the building 4 first floor classrooms, demolition is complete and deferred maintenance crews have been modifying the electrical system and installing new walls. The HVAC contractor will be on site laying out the new system for the classrooms and modifying the existing system starting the week of July 20. Allied Fire & Security began work in Building 1 Student Services, Building 9 Auto/Diesel, and Buildings 24-27 Child Care. A presentation was given to the Executive Team on July 9 to review the keyless access system planned for the campus. Pacific Environmental has now completed 80 percent of the tunnel work along with other various locations in other buildings. Building 16 classrooms 161 and 271 are scheduled to be painted in the next two weeks. The first 10 smart classroom podiums are expected to be completed the week of July 20. A large order of carpet is expected to be shipped next week from the factory and should arrive on site the same week the first group of podiums is being installed. A smart classroom upgrade and flooring replacement will be done for a classroom at the Florence Center this summer also. All of the rooms are expected to be completed by September 1. The contractor will be pouring the bases for the pathway bollards (i.e. waist height poles) fixtures next week. Installation of pre-cast pathway light bases will also occur in the next month. The contractor is working closely with Groundskeeping to ensure that there is minimal damage to landscaping. Deferred maintenance electricians continue to work to replace old light fixtures that are mounted to the perimeters of the campus buildings with high efficiency LED light fixtures. Electrical service to the campus bus station was restored and the clock tower is working again. Work on this project is scheduled to be “substantially complete” by September 29, 2009. PROJECT 454 BUILDINGS 4 & 5 REROOFING
Stedman Sheet Metal is finishing up on the roof peeks of Building 4 and will be installing the cap flashing at the edge of the building by the end of the week. Once the cap flashing is installed the Building 4 roof replacement will be complete. The next task for Stedman Sheet Metal is to start installing metal roofing on the west side of Building 5. Umpqua Roofing has started to tear off the sloped side of Building 5 this week and is expected to have the tear-of work completed by July 8, 2009. The flat roof work has started over the top of the Building 5 gymnasiums. This work should be completed by the end of next week. This section of roof has no tear off of the old materials. PROJECT 455 RESTROOM REMODELS
The remodel is complete in Building 4 first floor restrooms. Temporary occupancy was approved on July 2, 2009 and the restrooms are now available for use. Exterior doors will be replaced on these restrooms within the next two weeks. This final work will not affect occupancy. Building 4 second floor restrooms will be out of service for demolition starting July 6, 2009. Demolition in Building 6 first floor restrooms is complete. Plumbing rough-in is ongoing. PROJECT 456 CLASSROOM UPGRADES
Deferred maintenance staff is working hard to make sure all the classrooms on the deferred list are completed by the fall term. Currently there are nineteen classrooms being upgraded to smart classrooms with more to start soon. The classrooms when finished will have new paint, carpet, podiums, and new lighting in most locations. Building 16 classrooms 161 and 271 are scheduled to be painted in the next couple of weeks. Currently, Building 12 classrooms 119a, 117, 214 and 216 have been painted and are ready for flooring on July 6. Center classrooms 401, 402, 423, and 425 are currently being painted and are expected to be completed on Friday July 3. The sample podium placed in Building 16 Room 271 will be removed on July 2, 2009. This podium model is expected to go into production July 6, 2009. The first ten podiums are expected to be completed the week of July 20, 2009. A large order of carpet is expected to be shipped next week from the factory and should arrive on site the same week the first group of podiums is being installed. WEST CAMPUS ENTRANCE RE-ROUTED
Beginning Thursday, July 2, the main entrance walkway from parking lot B and the bus station into the campus will be blocked for pedestrian traffic. It will reopen Monday morning, July 6. Pedestrians will be rerouted toward building 1 Student Services and around the West Entrance Garden next to building 3 Administration into the main campus. Signs indicating alternate routes for people approaching the main entrance will be posted. The main entrance will be blocked due to excavation work needed for the new access ramps next to building 4. Carpet has been ordered for a large numbers of rooms in buildings 11 and 12. The carpet order has suffered a minor set back due to a fire back East in a supply mill making it difficult to get all the carpet orders filled when promised. The offices and classrooms that are scheduled to receive new carpet will see some replacement starting at the end of July. Facilities will receive one order on June 25 and installation will be the following week. This shipment will cover the classrooms in building 12 and some other various locations. PROJECT 449 ASBESTOS ABATEMENT
Pacific Environmental has finished the area of tunnel between buildings 2 and 19. Their crews will be erecting a containment system starting at the location below the business building 2 and the administration building 3. Deferred maintenance crews completed installing insulation in the east and south sections of the tunnel. Abatement activities were completed in building 12 classrooms with PBS Environmental providing a clean air report on June 17. Contact Mark Richardson, 463-3426.

PROJECT 450 EMERGENCY COMMUNICATION SYSTEM
SecureCom, the fire alarm contractor, is installing new speakers, annunciators, and wiring for the upgraded fire alarm systems. Deferred maintenance employees have begun the installation of the wiring and conduit for this project in buildings 9 and 12. Contact Dave Smith, 463-3433.

PROJECT 451 UTILITY SUBMETERING
Contractors EMK and JKG have ordered part of the meters which are expected to be on site the end of June to kick off the installation activities. Contact Mark Richardson, 463-3426.

PROJECT 452 LAUNDRY UPGRADES
Twin River Plumbing continues to run piping in the tunnel system and in building 7 for a renewable energy project designed to recover heat from the laundry room driers and increase the efficiency of the laundry room boiler systems. Contact Dave Smith, 463-3433.

PROJECT 453 SEWER PIPE REPLACEMENTS
A design meeting was held on June 15 to discuss the location and sizes of the new grease traps for the Center kitchen. The new design should be completed by Monday June 22 and will enable LCC to move forward with ordering the appropriate sizes to avoid problems with the drain system in the future. PROJECT 454 BUILDINGS 4 & 5 REROOFING
Umpqua Roofing has completed the tear-off and reinstalled the flat roof section of building 4. Stedman Sheet Metal is currently working on installing the metal over the peeked roofs on building 4 and is expected to be completed with that area by Friday, June 26, completing the last roofing activity for building 4. Umpqua Roofing started the tear-off of the old roofing material a few days ago and is now currently working over the PE tower between the gymnasium and the fitness center. Weather permitting, removal of the old material on building 5 is expected to be completed June 26. Installation of the sheet metal roofing on building 5 is expected to start on June 29 and is scheduled to be completed by September 15. Contact Mark Richardson, 463-3426.

PROJECT 455 RESTROOM REMODELS
Work continues in building 4 first floor restrooms. Temporary occupancy is anticipated June 26. Demolition in building 6 level 1 restrooms to start June 22. Contact Angela Fazio, 463-3428.

PROJECT 456 CLASSROOM UPGRADES
Upgrades will start in Center 401, 402, 423, and 425 this week. Students and staff will begin to see sections of scaffolding setup in various locations around the stairs to the B ookstore around June 23. This scaffolding is for access to run the wires for the new upgrades and is expected to be in place only two days. Contact Mark Richardson, 463-3426.

PROJECT 458 RTS AND BUILDING 12 PAINT BOOTHS

PROJECT 459 BUILDING 5 SHOWER UPGRADES
Currently out of service for tile replacement are the women's staff locker room, men's staff locker room, men's east water closet and shower bay #3. Tile work is completed in men's shower bay #1 and it is back in service. Contact Angela Fazio, 463-3428.

DEFERRED MAINTENANCE PROJECTS

Deferred maintenance project work continues at a rigorous pace with work accelerating into the early summer weeks. Here are some project specific highlights:

PROJECT 445 CENTER BUILDING NORTH ELEVATOR IMPROVEMENT

NW Elevator continues to acquire and fabricate equipment for the elevator upgrade. Parts and materials will begin arriving on campus the week of June 22. The elevator will be shut down for the summer, starting June 29. Alternative access to the Bookstore will be provided. Contact Brian McMurray, 463-5829.

PROJECT 445 STAIR AND HANDRAIL RENOVATIONS

Replacement of connecting stairs in south parking lot L is continuing. These stairs are scheduled to be completed by mid-July. "‘Rumble strips" in designated parking lots and roadways will be cut in this week. Stairs between buildings 4 and 5 have been removed and the contractor will pour concrete footings and floor patches Wednesday, June 17. Contact Brian McMurray, 463-5829.

PROJECT 448 KEYLESS DOOR ACCESS

The access control consultants and LCC project coordinator staff met with Child Care and Industrial Technology department leadership to review the access controls planned for buildings within their organization. These meetings will continue for several more weeks until all the campus buildings have been reviewed and requirements established. Contact Dave Smith, 463-3433.

PROJECT 452 ELECTRICAL UPGRADES

LCC deferred maintenance electricians replaced several breakers in building 7 and in Child Care buildings 24-27 during Saturday work. Panel replacement work will continue in Buildings 7 on subsequent Saturdays. Contact Dave Smith, 463-3433.

PROJECT 452 EXTERIOR LIGHTING

Christensen Electric, the contractor for the exterior lighting replacement, has been installing underground conduits for electrical power for the new lighting fixtures on main campus. They are working closely with LCC groundskeeping to insure that there is minimal damage to landscaping, although some damage was accidently done to a natural planting area. LCC deferred maintenance electricians continue to work to replace old light fixtures that are mounted to the perimeters of the campus buildings with high efficiency LED light fixtures. PROJECT 454 BUILDING 4 AND 5 ROOF REPLACEMENTS

Umpqua roofing continues to strip off old roofing materials and is now installing 2 inches of additional closed cell insulation and either the metal standing seam roofing on the sloped roofs or a white TPO type single ply roofing on the flat roofs. This work is progressing nicely and is expected to be completed in late summer. Contact Mark Richardson, 463-3426.

PROJECT 458 AMTF AND BUILDING 12 PAINT BOOTHS

EXTERIOR LIGHTING

Christensen Electric, the contractor for the exterior lighting replacement, has been installing underground conduits for electrical power for the new lighting fixtures. They are working closely with Groundskeeping to ensure minimal damage to landscaping. Some landscaping will be removed by Lane where new light poles are to be installed. Deferred maintenance electricians continue to work to replace old light fixtures that are mounted to the perimeters of the campus buildings with high efficiency LED light fixtures. KEYLESS ACCESS SYSTEM

The Deferred Maintenance Leadership Team met with the access control consultants this week and meetings have been established with the LCC academic deans and departmental leadership to review the access controls planned for each building within their organization. EMERGENCY COMMUNICATION SYSTEM

SecureCom, the fire alarm contractor, is installing new speakers, annunciators and wiring for the upgraded fire alarm systems. This project will include public address speakers in most spaces for the Mass Communication system. AMTF AND BUILDING 12 PAINT BOOTHS

Proposals for new paint booths were received this week from Rohner, the paint booth manufacturer and supplier for this project. Solarc Architecture and Engineering and Lane staff will be evaluating products for suitability for the respective programs. Fabrication of booths is expected to begin the last week of June. WEST ENTRANCE ADA RAMP UPGRADE

Site clearing for the west entrance is completed and underground plumbing has begun. Some over excavation had to be done to ensure the new access ramp on the southwest corner of building 4 was placed on solid ground. Contact Mark Richardson, 463-3426.

ASBESTOS ABATEMENT

Abatement activities are almost completed for the underground tunnel section. Pacific Environmental is expected to be complete work in the southwest area of the tunnel by June 11, then move to the area in the northeast corner of building 19, extending to the cross tunnel below building 2. An HVAC shut down is scheduled for completing the abatement work and is going to be performed on Fridays between June 26-September 4, except July 3, to minimize disruptions to summer activities. UTILITY SUBMETERS

Installations of the meters is scheduled to start late June or early July. A shut-down schedule is being developed for the installations. Contact Mark Richardson, 463-3426.

BUILDINGS 4 & 5 REROOF

Umpqua Roofing is removing the old composition roofing and installing new insulation and metal roofing on building 5. The metal roofing material is being loaded on the roof of building 5 by a crane service and is expected to continue the week of June 8. Flat roof work over building 4 will continue this week. CLASSROOM UPGRADES

Deferred maintenance staff are working in several locations in building 12 upgrading floor covering, ceiling tiles, and painting. Classrooms 214 and 216 are being upgraded with new carpet, paint, ceiling tiles, and lighting. On June 11 the upgrades for building 9 rooms 102 and 103 will start and is scheduled for completion September 15. June 13 will be the kick-off of summer classroom upgrades to smart rooms starting with rooms in buildings 6, 8, 12, and 15. Contact Mark Richardson, 463-3426.

445 West Entrance ADA Ramp Upgrades:
Site clearing for the west entrance is completed and underground plumbing has begun. Some over excavation had to be done to ensure the new access ramp on the south/West corner of building four as placed on solid ground.

449  Asbestos Abatement:
Abatement activities are almost completed for the underground tunnel section. Currently, Pacific Environmental group is working on the South/ West corner of the tunnel and is expected to be completed by June 11, 2009. The next section of tunnel that will be contained is located at the North/East corner of building 19 and the containment area will extend to the cross tunnel below building 2. An HVAC shut down is scheduled for completing the abetment work and is going to be preformed on Fridays starting June 26 and will continue until September 4, 2009. The only Friday not scheduled for a HVAC shut down is July 3, 2009. This will limit the amount of disruptions made to on going summer activities. Team Three members of the DM crew have been working on replacing the insulation in the tunnel and are currently working on the east side of the tunnel under building nine and working their way south towards building 16. Replacing the insulation is going well and should be completed in about 45 days.

451 Utility Sub Metering
EMK/JKG has completed the submittal process and will be ordering meters next week. Installations of the meters are scheduled to start at the end of June or the first part of July. A shut down schedule is currently being worked on and should be distributed by Friday June 12, 2009.

454 Buildings 4&5 Reroofing
Umpqua Roofing is currently working on the top of building #5 removing the old composition roofing and installing new insulation and metal roofing. Currently they have finished the west side and will be moving to the North side, weather permitting. Last week, construction activities shook loose a white power material from the underside of the roof in the gym and the material was tested by PBS. The material was found to contain nothing harmful to the students and staff.  New metal roofing showed up on site on Monday June 1, 2009 and installation started on Tuesday June 2, 2009. The metal roofing material is being loaded on the roof of building five by a crane service and is expected to continue the first part of next week. Flat roof work over building four has started and is expected to continue for a few more days. Currently, they are working over the walkway of building four.

456 Classroom Upgrades/457 Classroom Wiring
Currently, the DM team members are working in several locations in building twelve upgrading rooms, floor covering, ceiling tiles and paint. Classrooms 214 and 216 are being upgraded with new carpet, paint, ceiling tiles, and lighting. On June 11, 2009 the upgrades for rooms 9/102 and 9/103 will be started and is expected to be completed on or before September 15, 2009. One June 13, 2009 rooms 6/140, 6/126, 12,117, 8/122, 15/206 and many more will kick off the summer of classroom upgrades to smart rooms.

BUILDING 4 FIRST FLOOR RESTROOM UPGRADES
The first floor restrooms will continue to be out of service. Essex General Construction will have Acoella tile finish installing the wall and floor tile this week. The installation of the ceiling tile and fixtures will begin the week of June 1st.

BUILDING 5 SHOWER ROOMS TILE REPLACEMENT  

The far west rest room and first shower bay will be out of service until June. Eugene Tile and Marble will finish the installation of  tile the week of June 1st.  The installation of ceiling tile and fixtures will begin the week of June 1st.  No additional men's showers will be taken out of service until these restroom and shower areas are returned to service.  At the end of the week of June 1st, tile demolition will start in a portion of the women's staff locker room.

BUILDING 12 FLOOR COVERING REPLACEMENT

Flooring will be installed in Building 12 classrooms at the end of June. 

GREASE INTERCEPTOR FOR THE CENTER BUILDING KITCHEN

A grease interceptor is needed to catch the grease that would flow to the waste water treatment facility.  Grease adversely affects the operations of the waste water treatment facility by sticking to the biological colonies, resulting in reduced efficiencies of waste break down.  EMK mechanical contractors is completing a physical survey of the kitchen waste piping in the basement. There will not be any disruption of service until sometime during the Summer Break.  All shut-downs will be scheduled in advance with all of those potentially affected.

DEFERRED MAINTENANCE ASBESTOS ABATEMENT

Pacific Environmental Group is ahead of schedule in removing asbestos but shut downs for short durations are needed to safely complete the work in tunnel boiler rooms. The schedule for shut downs will be complete May 29. Deferred maintenance workers will be reinsulating pipes over the next two months. Contact Mark Richardson, 3426.

DEFERRED MAINTENANCE BUILDING 4 REROOF

Umpqua Roofing began the flat roof May 26 with tear off and replacement of the flat roof and gutter system. Access to building 4 along the tennis court will remain closed until next year for work on the roof and the Health and Wellness building. Contact Mark Richardson, 3426.

DEFERRED MAINTENANCE CLASSROOM UPGRADES

Deferred maintenance crews are working on building 12, room 119A and building 15, room 206 and will start on rooms in building 12 the week of May 26. The work installing new flooring, painting, replacing ceiling tiles, and smart classroom wiring will take about three weeks. Contact Mark Richardson, 3426.

DEFERRED MAINTENANCE STAIR AND HANDRAIL RENOVATIONS

McKenzie Commercial began installing curbs in parking lot L south of building 16. Demolition of the steps between the upper and lower levels of building 4 and 5 will occur June 6 and 7. Contact Brian McMurray, 5829.

SUSTAINABILITY IN DEFERRED MAINTENANCE ELECTRICAL UPGRADES
As part of the deferred maintenance electrical upgrades, Lane will be replacing paper towel dispensers with electric hand dryers in several bathrooms. This upgrade will reduce the amount of trash that Lane sends to the landfill by up to 20 percent and will reduce the college's carbon footprint. One example of how this upgrade decreases the college's carbon footprint is elimination of all the diesel-fueled transportation that it takes to get the paper towels to campus. The college also anticipates saving about $100,000 per year in paper towel costs, waste disposal fees, and improvements in efficiency. DEFERRED MAINTENANCE BUILDINGS 4 and 5 RESTROOM UPGRADES
The first floor restrooms in building 4 will continue to be out of service. Essex General Construction began installing sheetrock and painting on May 18. Building 5 west toilet room and first shower bay will be out of service until June for installation of wall tile and shower drains. DEFERRED MAINTENANCE WEST ENTRANCE ADA RAMP UPGRADE
Construction activities for the new west entrance began Monday, May 18. Demolition will last for five days and is expected to be very disruptive to staff at times. Deferred maintenance staff will be trained to help maintain safe passage for the pedestrian traffic and act as an information source to students trying to gain access to buildings 4 and 5. DEFERRED MAINTENANCE BUILDING 4 REROOF
Umpqua Roofing is currently working on the top of building 4 removing the old composition roofing and installing new insulation and metal roofing. The new insulation will give better sound barrier for the offices below with providing better thermo protection from the weather changes. Access to building 4 along the tennis court has been closed for construction traffic only and will remain closed until next year. DEFERRED MAINTENANCE CLASSROOM UPGRADES
Building 16 rooms 161 and 271 are being upgraded to smart rooms with new wiring and painting. They should be back in service now. Room 119A in building 12 is the next room to be upgraded over the next three weeks. Contact: Facilities.

PARKING LOT L CONSTRUCTION WORK
Parking lot L, south of building 16 Science and Math, will have trucks and equipment blocking off areas as McKenzie Commercial works on replacing worn out steps. Signs directing pedestrians to use alternate drives are posted. Contact Brian McMurray, (541) 463-5829.

DEFERRED MAINTENANCE FIRE ALARM AND EMERGENCY COMMUNICATION UPGRADE
SecureCom, the fire alarm contractor, has begun to install new speaker/fire alarm annunciators that will allow the upgraded fire alarm systems to provide a pre-recorded voice message describing the emergency and providing instructions of what to do next. Deferred maintenance employees are currently installing wiring and conduit in building 9 (auto-diesel) which will take several weeks. All fire alarm devices are being recycled. When the work on campus is completed, the fire alarm systems will meet all current code and regulatory requirements for ADA and emergency communication. Contact Dave Smith, (541) 463-3433.

DEFERRED MAINTENANCE BUILDING 4 WORK
The west side building 4 access ramps and reconfiguration will continue with mobilization and demolition of this area. Demolition on the roof of building 4 is being done systematically and a new roof installed along the north side first. Noise and dust will be present as part of this work. DEFERRED MAINTENANCE PARKING LOT WORK
Parking lot L, south of building 16, will be closed May 16-17 for McKenzie Commercial Contractors, Inc. to begin demolition of connecting steps as part of the stair and handrail project. Work to replace the steps will take place following demolition and be completed about May 29. Users parked in the back of Lot L will need to follow signs directing them to the connecting drives between the rows for temporary pedestrian walkways. One set of stairs on the west side of the parking lot will be left in place because of the distance to the nearest drive from that end of the parking lot. LEGISLATORS INSPECT DEFERRED MAINTENANCE PROJECTS, MEET 50 NEW WORKERS
Contractors and LCC deferred maintenance employees began work on all of the projects the week of April 27. All of the projects have been awarded to the respective low quote contractors and quote results will be posted at: 2011sitearchive.lanecc.edu/facilities/dm.

On Saturday, May 2, several members of the Oregon legislature visited campus to view the progress of the deferred maintenance projects.

Extensive safety training for new employees is being provided.

A construction fence was erected west of building 4 in preparation for ADA ramp improvements.

Remodels continue on building 4 lower restrooms.

Materials and supplies are being ordered. Since many suppliers are not currently stocking much inventory, the lead times on materials and supplies seem to be longer than anticipated.

Construction drawings and specifications are being processed through the Lane County Planning department for building permits.

CENTER NORTH ELEVATOR TO BE CLOSED MONDAY, MAY 4, 6:00 A.M. to 9:00 A.M.
The Center building north elevator will be shut down from 6:00 a.m. to approximately 9:00 a.m. Monday, May 4. The elevator in the south end of the Center building on the first floor can be used to access the fourth floor. The elevator at Building 17 (Forum) can be used to access the Center second floor.  The shut-down is to allow Northwest Elevator Company to prepare for work to upgrade the elevator this summer as part of the Deferred Maintenance Stimulus.  Contact: Brian McMurray, project coordinator, at 5829 or Facilities at 5216.

WORK BEGINS: BUILDING 4 RESTROOMS CLOSED FOR REMODEL
A public quote opening for contractors was held Wednesday, April 15 on all of the deferred maintenance projects. The results will be posted on the deferred maintenance web site by Friday, May 1. Projects will be awarded to the apparent low bidders. Work is scheduled to begin on all projects this week.
Essex Construction began work April 27 on building 4 (Health) restrooms 142 and 144. The restrooms will be out of service until about June 5. Restrooms 266 and 267 off the PE lobby on the second floor will be available.
More than 25 new deferred maintenance trades employees started on April 27.
Comprehensive safety training for all deferred maintenance employees is being coordinated.

BIDS DUE; HANDS-ON WORK TO BEGIN IN LATE APRIL
All design packages were completed on schedule and delivered to Lane Community College on Monday, April 6. Pre-bid meetings were held with all contractors on all of the projects. Approximately 55 contractors participated in the pre-bid meetings with another 10 to 15 contractors contacted to bid on smaller portions of the work.

It is the college’s intent to spread out the work, and create as many jobs as possible as quickly as possible while meeting extremely aggressive schedule constraints.

Bids are due Wednesday, April 15. All projects will be awarded as quickly as possible. Hands-on construction work will begin on all projects in April. In addition, Facilities, Management and Planning staff continue to work extremely long hours to directly hire 50-plus deferred maintenance project employees.

Materials are now beginning to be ordered. It appears that some of the lead times may be a challenge since many suppliers have very lean inventories.

Once contractors and employees are hired, parking challenges will become more pronounced on main campus. Facilities, Management and Planning staff are working to come up with parking alternatives.

SUSTAINABILITY GOALS INCLUDED IN DEFERRED MAINTENANCE WORK
Many of the projects that Lane Community College is doing as part of the Go Oregon stimulus plan will improve campus sustainability. One such project is the installation of building-level electricity, water and natural gas submeters. Submetering will help Facilities Management and Planning to better target and track energy and water conservation efforts. GO OREGON DEFERRED MAINTENANCE UPDATE
Facilities Management and Planning staff continue to work almost exclusively on deferred maintenance Go Oregon stimulus funded projects. Nine engineering and architectural firms were hired to design various project scopes for permitting and coordination purposes. These designs will be completed for initial bidding on April 3. Many contractors and suppliers submitted templates with information to become qualified to participate during the bidding process. Bids on all work will be acquired April 6-10. All contracts should be awarded April 13-24. A fenced projects staging area will be set up in parking lot N during spring break. Project work has started and will pick up steam in April and May. DEFERRED MAINTENANCE: GO OREGON PROJECTS UPDATE
Architectural and engineering firms will be hired this week to complete an expedited design process on projects that need drawings and specifications generated to get quotes from contractors and building permits through the Lane County planning department. Many new Lane project employees will be hired by Facilities, Management and Planning over the next six weeks in support of the Go Oregon deferred maintenance projects. In addition, many contractors' employees will be employed on the Go Oregon deferred maintenance projects to begin work at Lane Community College in April. All Go Oregon deferred maintenance project employee postings will be re-posted this week to allow a second opportunity for eligible Lane employees to apply as internal candidates. The hiring and planning process will take the majority of FMP's office staff resources for the next six weeks. A storage staging area will be set up just north of building 7 in parking lot N. Lynn Atkins is coordinating the installation of 10 steel containers, a fence, lighting, and a security camera system. FMP staff, Human Resources staff, and Purchasing staff will be extremely busy supporting this effort to meet the Go Oregon stimulus package timelines. All new project employees must be hired and all contractor contracts fully executed by the end of April. DEFERRED MAINTENANCE UPDATE: HIRING UNDERWAY, WEB PAGE UP
Preparation work is well underway for deferred maintenance projects to be funded by $8 million in state stimulus funds. Many postings for jobs related to this work are available online at https://jobs.lanecc.edu. As of February 26, more than 350 people had applied for these postings. Hiring committees are working hard to prepare and interview candidates. Up to 25 positions should be filled by the middle of April.

A temporary project shop/supplies staging area will be set up in parking lot N, close to building 7.

Contractors and suppliers are encouraged to visit the new deferred maintenance web page at 2011sitearchive.lanecc.edu/facilities/dm to fill out a template and e-mail it to deferredmaintenance@lanecc.edu by the end of the day on March 13 to be considered for deferred maintenance project work. Invitations to architects and design firms are being distributed and posted on the same web page.

A Deferred Maintenance Leadership Team, including Facilities, Management and Planning staff, instructional deans, and executive level administrators, is meeting weekly to plan and organize this effort.
